Flow and return brought up the wall as one insulated pair in a single clipped run, which is the difference between pipework that looks designed and pipework that looks added.

We install, service and repair air conditioning across Richmond TW9. A single room is £2,400 to £3,200 fitted and a whole house is £8,400 to £11,300, with a free survey and a written price that does not change.

A single unit in a bedroom or a rear reception, condenser at the rear with the flow and return brought up the wall as one insulated clipped pair rather than two separate runs. That detail is what the photograph above is showing.

What the housing in Richmond means for the job

TW9 covers Richmond town, Kew and North Sheen, and it is one of the most tightly controlled places we work. Large parts of it sit in conservation areas, a significant number of buildings are listed, and the borough takes external alterations seriously. That does not make air conditioning impossible; it changes the order of the job. The outdoor position is worked out from what is permitted first, which usually means a rear elevation, a rear lightwell or a position screened from every road. North Sheen and the streets towards Mortlake are more ordinary Victorian and interwar stock and are considerably easier.

Worth knowing before you book. If the building is listed, listed building consent is a separate matter from planning permission and it covers internal work as well, so the route the pipework takes matters as much as where the machine stands. We will give you a straight read at the survey rather than after.

Air conditioning in Richmond: common questions

My house is listed. Is that the end of it?

Not automatically, but it is a different process and a longer one. Listed building consent applies to internal alterations too, so the pipe route is part of the application rather than a detail.

Some listed buildings in Richmond are straightforward at the rear and some genuinely are not. We will tell you which we think yours is.

Does a conservation area mean no?

No. It means the permitted development route closes for anything visible from a road, so a position that is not visible is designed for, or a planning application is made.

The eight permitted development conditions set out exactly where the line falls.

Can you do it without a surface run down the wall?

Usually. The pipework can be boxed and painted, run internally where the layout allows, or taken through a void. On a period building it is worth doing properly because a bare surface run is what draws attention.

It is part of the survey rather than something decided on the day.
